Transmission Applications
A Transmission Application updates land title when a registered owner dies. It places title in the name of the estate trustee (or, in limited cases, a devisee/heir-at-law) so the property can then be transferred to beneficiaries or sold. In Ontario this is done electronically through Teraview using the Land Titles system.

Transmission: the deceased owned the property alone (or as tenants-in-common). You register Transmission by Personal Representative – Land (or Transmission Devisee/Heir at Law – Land in specific scenarios). Probate is commonly required.
Survivorship: the property was held in joint tenancy; you file a Survivorship Application to remove the deceased from title (no transfer to the estate).

Transmissions on death are governed by ss. 120–127 of the Land Titles Act. Ontario also publishes prescribed transmission forms and rules for electronic registration.

Once title is in the estate trustee’s name, you can register a Transfer by Personal Representative to a purchaser or beneficiary. In practice, the transmission is often required before that transfer can be registered. Land transfer tax rules may apply to the transfer (certain family/PR scenarios have exemptions).
