Measurement & operating-cost math. Shopping-centre leases often use weighted GLA and exclude certain categories (anchors, kiosks, pads, theatres, etc.) from the cost-share denominator. That weighting shifts who pays for common areas and by how much—miss it, and your CAM/TMI can spike for years.
Percentage rent & sales reporting. Many retail forms add percentage rent tied to “Gross Revenue,” with monthly statements, year-end audits, and true-ups. Getting the definition right (what’s in, what’s out) and aligning reporting/audit rights is critical.
