Exceptions To Our $1195.00 + HST + Permitted Disbursements:

Our flat fee of $1195.00 + HST + Permitted Disbursements covers standard residential transactions. For purchase transactions, The purchaser is further responsible for Land Transfer Tax, and if required by your lender, Title Insurance. In certain cases, additional legal work or complexity may fall outside the scope of a standard transaction. The following exceptions, as listed below, will result in additional charges, which will be disclosed in advance.

If you're buying or selling a rental, leased, or investment property (such as but not limited to including duplexes or secondary suites), additional fees will apply due to extra due diligence, tenant documentation, and lender conditions. If this situation applies to you, let us know in advance, and a tailored quote will be provided.

The flat fee applies only if:
Our firm is formally retained, and
We receive the signed Agreement of Purchase and Sale and mortgage instructions at least 5 business days before your scheduled closing date.
Files received later than this window will incur a $195.00 + HST rush fee due to time-sensitive obligations and the immediate prioritization of your file.

If you are closing on a new construction condo during the occupancy phase, additional charges of $950.00 + HST + Disbursements will apply to handle the interim closing, in addition to flat fee purchase price.

Additional charges apply if:
There is more than one mortgage or line of credit, or
You are registering a secured line of credit (HELOC) or collateral charge with your lender.

If you are using a bridge loan to close one property before selling another, this requires extra documentation, trust arrangements, and lender coordination. There is an additional fee of $450.00 + HST for this.

If your transaction is delayed beyond the scheduled closing date and cannot close on time, an additional fee may apply to prepare extension documents, coordinate new closing arrangements, and re-review lender instructions. If you are a purchaser, this will incur an additional fee of $600.00 + HST. If you are a seller/vendor, this fee will be paid to us by the purchaser in the transaction.

Each transaction includes one (1) wire transfer, and one (1) ID verification per party. If your transaction involves additional wire transfers (e.g., splitting funds between multiple accounts) or multiple ID verifications (e.g., multiple purchasers, vendors, or signing authorities), these will be charged as disbursements at standard rates and disclosed in advance.

Other non-standard legal services outside the flat-fee scope may include, but are not limited to, the following:
Title rectifications or deletions of old encumbrances
Power of attorney closings
Private lending or non-institutional lenders
Advice with regards to the Agreement of Purchase and Sale
Closing Disputes and Litigation Matters.
